NBIS will check all visible elements of the property both inside and out. We are checking for the quality of workmanship ensuring the works carried out meet the national minimum standard set out in NHBC and LABC Standards. We also ensure building regulations have been met. Where relevant, the inspection will also include driveways, garages, and gardens.

The inspection will be carried out by an experienced independent inspector with a range of equipment at their disposal.

Pricing & Service Breakdown

Our team will visit your property for a previously-agreed appointment. The inspection can last between two and five hours approximately and our inspectors will thoroughly check the inside and outside of the property for a range of potential issues. This involves using various measuring equipment for example, laser level, digital laser measure, 13A socket tester and various level and set squares to enable us to check different aspects of the property. 

NBIS incorporate the use of thermal imaging when conducting our reports, as thermal imaging inspection can help find technical or structural defects that are invisible to the naked eye. This allows us to pick up issues and flaws that may have been missed during construction due to the builders lack of care and diligence.

NBIS is an independent snagging service concentrating, specifically on new build properties in the Lincolnshire area. We know a new home is an investment of your time and money, so it is our aim to ensure it is built correctly and in accordance with the current building regulations.

Your home will be thoroughly inspected using a range of equipment – a comprehensive report provided for you of any defects found throughout the inspection.

I, as company director, have 37 years of experience in the construction industry, including 14 years as a building inspector for NHBC and LABC – however, I now work independently. I am also a member of the Chartered Institute of Building (MCIOB)

FAQs

What is a snagging list?

A snagging list will identify any defects in your home that is a breach of the building regulation or the warranty providers technical manual, your builder will be liable to fix these under the warranty period.

When's the best time to arrange for a snagger to visit?

The best time would be at exchange of contracts with the builder – however, you have 2 years from the date of completion to report any defects and have these remediated under the cover of the 10-year warranty. Generally, during the first two years from completion of building work it remains the responsibility of the person who carried out the work to put right any damage or defects. This is known as the defect liability period. 

What might a snagger pick up that I couldn’t pick up myself?

You may well pick up scratches on surfaces, uneven paint on walls, chips, minor cracks, all of these can be listed and reported to the builder to put right. A snagger will have specialist equipment at their disposal, for example, a thermal imaging camera and a laser level for checking floors for flatness and they will be looking for more serious issues that may not have been picked up.
